The Village of Brewster, originally a thriving community, gradually declined in recent years. As industry moved elsewhere, property values plummeted and zoning enforcement softened, eroding the urban quality and building stock. Brewster has gradually re-built a culture of involvement, investment, and positive change toward a transit-oriented revitalization. The Board of Trustees selected a Developer/Design Team of Record, formalized an expansive blight study, and reinvented the zoning code to reinforce the Main Street District design vision generated by Tecton.

“Envision Brewster”, a name aptly expressing the Village’s renewed passion, will start with a very impactful first phase including dense rental units, an athletic center, offices, and retail all wrapping a new Village Square.

DESIGN HIGHLIGHTS

• Mixed use development includes 290 apartments, 35,000 SF of retail space, expanded parking capacity, and connections to Metro North rail stop.
• Sustainable lifestyle features include live-work capabilities, connectivity, walkable / bikeable amenities, ride sharing, community gardens and renewables, & utilities.
• Environment friendly community systems include rainwater harvesting, storm water management, composting and grey water, & solar / geothermal power.
